Outlook, and whether it is protected

An outlook is only durable if something protects it — topography, a parcel that cannot be built on, or a height restriction. A view that depends on a neighbouring lot staying empty is a different proposition from one that cannot be built out. Ask what specifically preserves it.

Privacy and approach

Privacy here is a function of the driveway, the gate, how much of the house is visible from the street, and how close the neighbouring structures sit. The approach matters too: a narrow, shared or steep drive affects daily life, deliveries and, occasionally, insurance and service access.

Pad versus lot

Lot size is often quoted; usable pad is what you can actually build on and live in. A large hillside parcel can have a modest flat area. If your plans involve adding a structure, a pool or a court, the pad and the slope are the constraint, not the acreage.

Buildability

Los Angeles hillside regulations, grading limits and haul-route requirements can shape what is realistically possible, and timelines run longer than flat-lot construction. If the plan depends on changing the structure, get the permitting path assessed before committing rather than after.
